Where we work: HOA & condo accounting across Florida.
Academy Accounting is headquartered in Lake Worth, FL, with deep roots serving HOA and condominium associations throughout Palm Beach County — including Jupiter, West Palm Beach, Boynton Beach, Delray Beach, and Boca Raton — plus Miami and Fort Lauderdale, and boards and management companies throughout the rest of Florida, including Orlando, Tampa, Jacksonville, Naples, Sarasota, and Fort Myers.
What's different from one community to the next.
Association accounting isn't identical everywhere we work — the mix of community types shifts the reporting and reserve considerations that matter most.
Palm Beach County — Headquarters
Lake Worth is home base, and Palm Beach County is where the team does its day-to-day work — reconciliations, AP/AR, and monthly financials for associations across the county, handled in-house rather than routed through a call center.
Jupiter
Northern Palm Beach County's Jupiter has more than 500 registered HOA and condo associations — one of the largest concentrations in the county, spanning gated master-planned communities and coastal condominiums. We bring the same reserve tracking and monthly-close discipline to Jupiter-area engagements as we do everywhere else we work.
Lake Worth
Lake Worth is where Academy Accounting is actually based — not a regional office, but the city our team works from every day. Associations here get the shortest line between a question and an answer, with the same full-service close as every other city on this list.
West Palm Beach
As the county seat, West Palm Beach covers everything from downtown high-rise condominiums to suburban HOA neighborhoods. Each comes with a different reporting rhythm, and the accounting has to flex to match it without losing consistency from one board meeting to the next.
Boynton Beach
Boynton Beach has a large concentration of active-adult (55+) HOA communities, often with hundreds of units and correspondingly complex assessment and amenity-fee structures. Keeping owner ledgers accurate at that scale takes a system built for it.
Delray Beach
Delray Beach registers more than 250 HOA and condo associations, and condominiums — including a number of large age-restricted communities — make up roughly six in ten of them. From a 55+ condo board to a single-family HOA, Delray Beach associations get the same structured close every association on this list gets.
Boca Raton
Boca Raton is home to some of the county's largest planned HOA and country-club communities, with boards managing sizable annual budgets and reserve schedules. That's exactly the scale association-specific accounting is built for — a general bookkeeper's chart of accounts isn't designed to handle it.
Miami
Miami's coastline is dense with condominium high-rises, which puts Florida's Structural Integrity Reserve Study (SIRS) requirements front and center for board financials. Reserve accounting that tracks SIRS components separately from day-to-day operating funds isn't optional there.
Fort Lauderdale
Fort Lauderdale's mix of waterfront condominiums and canal-front HOA communities carries many of the same reserve and compliance considerations as Miami, alongside the standard AP, AR, and monthly reporting every association needs.
Orlando
Orange County carries more than 1,600 registered HOA and condo associations — one of the largest concentrations in the state, split fairly evenly between HOAs and condos. We take on board and management-company engagements in the Orlando area as part of our statewide work, with the same reserve tracking and monthly-close discipline we use closer to home.
Tampa
Hillsborough County registers close to 1,800 community associations, including a larger-than-usual share of townhome communities alongside the standard HOA/condo mix. From a downtown high-rise to a planned HOA, Tampa-area engagements get the same structured close and reserve tracking as every other association we handle.
Jacksonville
Duval County has more than 1,000 registered HOAs and condos spread across one of Florida's largest cities by land area. We work with boards and management companies there the same way we do everywhere we're not physically headquartered — full-service accounting, not a satellite afterthought.
Naples
Collier County has more than 1,500 registered HOA and condo associations — one of the most condo-heavy markets in the state, at roughly seven in ten. We bring the same reserve tracking and monthly-close discipline to Naples-area engagements as we do everywhere else we work.
Sarasota
Sarasota County registers more than 1,250 community associations, with condos making up roughly six in ten. From a beachfront high-rise to an inland HOA, Sarasota-area boards get full-service accounting, not a satellite afterthought.
Fort Myers
Lee County has close to 800 registered HOA and condo associations around Fort Myers — on par with West Palm Beach in scale. We take on board and management-company engagements there with the same structured close every association gets.
